THE PENINSULA RESIDENT TELEPHONE DIRECTORYhe Peninsula Resident Telephone Directory is available from Don Yowell 303-457-5170 x 317 and is updated as often as necessary. We are also collecting (but not for posting to the website) email addresses, so please send yours to DYowell@SDMDI.com. It would be helpful for residents to call, or email Don with the names and telephone numbers of new residents/neighbors when you meet them. Someone will contact the new resident for approval to add their name to the list. This list is provided as a courtesy for personal use by neighbors in The Peninsula only. Directories are not to be used for business purposes (home-based or otherwise) or solicitations and may not be given to those outside of The Peninsula. NEIGHBORHOOD PROJECTShe HOA Board renewed the Maintenance Contract for 2009 with Douglas County Maintenance and Repair. This contract includes pruning of trees and shrubs and edging 7 times where the turf meets the concrete. It also includes mowing and trimming of the grass along Emerald Drive 26 times. Additionally, the contract includes fertilizing of turf, application of post and pre emergent, and activation and checking the irrigation system. Other work, including maintenance of the path and mowing of the native grass is done on time and material basis, as needed. If residents see leaks or improper operation of the irrigation system, please report it to Don Yowell 303-457-5170 x 317. The Town of Castle Rock has had watering restrictions since 1985. During the watering season, residents can water no more often then every-third day. During 2008, the town initiated a water budget policy to encourage the use of water efficient landscaping. The water budget is based on ‘evapotranspiration, or ‘ET” for short. ET is a measure of water evaporation from the soil, or the amount of watering needed by the soil to stay healthy. Water usage ‘within budget’ cost less then water purchased ‘over budget’, and the cost of excessive water becomes prohibitive. The HOA Board is looking at ways to reduce the sod in the common area, primarily along Emerald Drive. As the cost to do this is substantial, the project will be studied carefully and will only be implemented where cost effective. SNOW REMOVALHomeowners are responsible for clearing walkways in front of residences within 24 hours of snowfall. The main loop in the Peninsula at Plum Creek development (i.e., Peninsula, Foursome, and Sand Wedge) are considered Priority 3 Residential streets: Plowed and sanded when minimal snow depth of 3 inches is on the roadway. Daytime temperatures and time of year will also be considered when determining the amount of snow removal needed in these areas. No more snow will be plowed than is necessary to maintain two-way traffic. The remaining side streets are Priority 4: Cul-de-sacs and alleys are the lowest priority for snow removal. Priority 1,2, and 3’s must be adequately completed before these areas are addressed. Click on the link below for more information. Town of Castle Rock Snow Removal Information LANDSCAPINGRefer to Exhibit C of the CC&R's for landscaping requirements. This information is usually provided when you first agree to purchase and put down a deposit. Exhibit C is located in the COVENANTS section of this website. All front, rear and side yard landscaping are to be installed prior to or within 60 days after initial occupancy (date of close of escrow). Landscaping plans must first be reviewed and approved by the "ACC" (Architectural Control Committee). Please submit your plans by the 10th of the month to have them reviewed by the end of the month. For a request/application form please contact Don Yowell at 303-457-5170 x 317. When initial occupancy is during winter months a reasonable delay will be allowed, however the application must be submitted within 60 days of close of escrow. LOVE THOSE PETS…butDog lovers and owners should not need reminding that they need to pickup after their dogs. However, the board has received numerous complaints so everyone is reminded to be diligent about picking up after their pets and disposing of these items when you return home. Dogs MUST be on a leash at all times when being walked. OTHERPlease refer to Exhibit C for questions on antennas, accessory structures (fencing), and future/other improvements, which must also be reviewed by the ACC. MAINTENANCE/UPKEEP OF COMMON AREASMaintenance of the common area greenbelt along Emerald Drive is a Peninsula HOA budgeted item. During the summer months grass is cut, trees are watered. Maintenance of the common area native grass behind some of the homes on Peninsula Circle with front doors facing to the south is a Peninsula HOA budgeted item. Native grass will be trimmed twice during the summer. The native grass should not be mowed until it gets tall enough to go to seed as this allows it to reseed itself. MAINTENANCE/UPKEEP OF LIMITED COMMON AREAS(Refer to CC&R amendment of February 2001) Maintenance of areas considered "limited common" areas are maintained by individual homeowners living adjacent to these areas (please refer to the subdivision map). While this area is not deeded to homeowners, they have exclusive enjoyment. Native grass is the minimum standard and these homeowners are required to keep native grass cut and tend to weeds. These homeowners, however, may do other landscaping of this area to fit their own landscaping preferences. Putter Place, Mulligan Place and the cul-de-sac of Foursome Drive have examples of approved "limited common" upgraded landscaping by individual homeowners.
